Rental

Payment and deposit
The rent is paid quarterly in advance each January 1, April 1, July 1, and October 1.
A deposit of six months rent is paid in cash.

Rental regulation
According to the net price - however min. 1% p.a.

Property taxes and coverage tax
The rent includes the lease's share of property taxes, including coverage tax
and all taxes. Future increases are charged to tenants.

Heating costs

after meter.

Consumption taxes
Tenant pays expenses for consumption of water, consumption-related taxes, electricity and the like.
as well as the cost of disposing of waste.

Maintenance
Internal maintenance is the responsibility of the tenant.
Exterior maintenance is the responsibility of the landlord.

The leases are VAT registered.

Subleased
Tenant does not have the right to sublet.

Non-cancellability and notice of termination
As a starting point, there is a non-cancellability of one year on the part of the tenant.
In the case of special devices, further agreements are made.
Tenant can terminate the lease with six months notice at the end of eviction
of a month.

Parking
Free parking in public parking spaces. It is possible to rent your own parking space with a sign at the lease.

Skiltning
The landlord must approve the installation of signs.
